prepare your home to sell
Never list your home before it's ready to sell. I see many sellers do this and it is one of the biggest mistakes you can make before putting your home up for sale. You'll have the majority of your buyers thru the home the first week it's on the market. Ensure it's turn key and prepared.
Before putting your house up on the market you must go thru the entire home and mark any areas needing attention. You need to use tape and mark all the scuff marks and any other items that need fixing. It's a good idea to get a neutral party to help you with this. Have a buddy or family member go through and mark any areas that might need touching up.
You should try to to depersonalize the home. Go thru your home and put away any family photos or anything that you believe reflects your character. It's often best to have buyers come thru and imagine themselves living there. If you have family photographs buyers tend to start looking into your lives instead of their own. This is a huge step that is often disregarded.
You need to be sure that you price your home out correctly right from the gate. Don't over price your home in hopes someone will pay extra. Consumers are not that foolish and you shouldn't be either. This happens frequently and it almost always ends up in a price drop and a seller selling their home for a little less than they might have got. Ensure you use comps in your local marketplace and neighborhood. Use local sites to find sold houses. Try to find similiar style houses in the same area. You would not want to compare Seattle Lofts with a townhome in another area.
If you have a lot of stuff then you will want to hire a storage unit to get rid of anything that you don't need while you sell your house. Getting rid of stuff can make your house seem to be bigger and will give the buyers more of an opportunity to picture themselves living in your home. If you can't afford a storage unit then you can store stuff in your garage if you have one.
Fix up the front of your house. Often times while showing I will have home buyers pass on houses and not even make it inside the home because the curb appeal was poor. Make sure you keep your lawn mowed and bushes pruned. Putting down some fresh mulch will really approve the curb appeal without to much investment.
If you can afford it then hire a home stager. A home stager can really make any home shine and virtually always pays off when your home is sold. It's a bit on the pricey side but it is well worth it. It's customarily an upfront charge then you pay monthly till the home sells.
